Position Summary...

Develop and manage store specific building design based on company prototype and standards and in collaboration with cross- functional partners. Manage Architectural and other support consultants in the development of store specific construction drawings based on approved Real Estate. Plan within budget allocated for each project.

What you'll do...

1 Manage team of third party and internal members to deliver WMC LRP projects program(s) including store specific project design and associated timelies from pre-approval through go. Including hiring and training, mentoring, assigning duties, establishing performance expectations and conducting performance appraisals. Enusre architectural consultants are adhereing to performance standards

2 Review and approve project specific design opportunities through information gathering and meetings with key stakeholders and coordinate design decisions with consultants and construction team.Throughout project lifecycle, review all potential change orders, coordinate with key stakeholders, obtain approvals and review impact of change to cost and schedule.Recommend solutions as required.Ensure store designs are compliant with regional code requirements.Ensure business needs are met by evaluating effectiveness of current designs, programs and initiatives.Consult with cross-functional partners and key stakeholders to evaluate and apply project specific suggestions that improve efficiency, design look and feel and cost effectiveness.

3 Manage complex projects. Perform store specific due diligence as required to determine project scope. Attend project scope trips with internal and external stakeholders. Create post scope report and distribute to all parties. Engage third party consultants in order to produce building shell drawings to accurately reflect scope. Facilitate the project budget process working closely with consultation and determine action items in preparation of Real Estate and Space presentations. Engage and collaborate with third party consultants in post- approval scopes and requirements, and provide direction accordingly.

4 Oversee team to engage and manage external consultants for each project and ensure design fees are reflective of project type and oversee design budget throughout project including reviewing and approving all design changes and associated fees.Ensure all contractual documents are issued to consultants in a timely manner.Review and approve all consultant invoices to ensure compliance with WM standards.

5 Improve quality and accuracy of project design drawings though effective management of internal and external resources.Implement and oversee design drawing production process and conduct regular review of consultant performance. Monitor change orders regularly through review and analysis of each project.Meet regularly with Design Managers and consultants to review results and implement recommendations based on findings.

6 Actively participate in project status meetings, weekly risk and change meetings, QCR meetings with landlords and developers and any other as required to ensure quality and timelines of project delivery. Review and provide input on landlord and developer documentation. Facilitate meetings with key partners including construction and facility maintenance to ensure project budgets and scope are accurately aligned to program.

7 Review and approved design project specific schedules for working drawing development timelines and building permit timelines. Develop and recommend program level continuous improvement opportunities.Facilitate accurate and timely program delivery and adjust task requirements to suit program level needs. Monitor program performance and provide regular status updates on program performance, efficiency and external consultant performance.

8 Manage design special projects as required.

Qualifications

  • Degree or Diploma in Architecture, architectural technology or Civil Engineering.
  • Minimum 3 years of working on greenfield and/ or takeover projects including managing pre-turnover due diligence, coordinating with Landlords, utility companies and Authorities having Jurisdiction (AHJ).
  • Strong communication written and verbal skills
  • Sound understanding of construction principles and standards to assess cost and schedule impact of changes at different phases or stages of the construction process.
  • Must be able to manage multiple deliverables at the same time with the ability to prioritize and foresee risks
  • Knowledge of lease terms and legal responsibilities as well as development cost sharing implications.
  • Proficient in reading construction drawings and specifications.
  • Familiar with building code requirements, space planning and retail operations and practices.
  • Must be Proficient in MS Office, MS Project, AutoCad and Revit
  • Experience in using Tririga and SAP an assett. Familiar with lease terms and legal responsibilities as well as development cost sharing implications
  • Minimum Years of Experience Required 8- 10 years
